Why have a Survey?

Your property purchase may well represent your most significant investment and in all but the most exceptional circumstances it would be prudent to arrange your own survey. It is essential to find out all you reasonably can about the property that you intend to buy or lease.

Is it properly built?
Does it need expensive repair?
Are maintenance costs high?

At worst, following the survey serious defects may be found and at best, you have peace of mind knowing that you are going to live in a sound home. For the vast majority of purchasers, a loan will be required and the mortgage valuation report is prepared for the lender. This only answers questions regarding the appropriate security of the loan.

What type of Survey should I have?

There may be changes in the survey options in future with the introduction of House Information Packs which are planned to be introduced in 2006, but at present there are two survey choices:

1. Homebuyer Survey and Valuation

This provides a survey and valuation on a standard format and is designed for properties that are reasonably modern, of conventional construction and in reasonable condition. The report will comment on significant defects or repairs needing urgent attention. Advice will be given regarding urgent repairs, matters requiring further investigation and maintenance considerations and a valuation will be provided.

2. Building Survey

This is a comprehensive inspection suitable for all properties and provides a detailed examination of all accessible parts of a property and is suitable for older properties of any size and age including those where alterations or extensions have been or are planned to be undertaken.

How much will it cost?

The extra cost of a survey may be more modest than you think, especially if viewed in comparison with the other costs of purchase and your continuing obligations. The cost depends upon the estimate of the time taken and the age, price and type of property. We shall give a fixed quotation over the telephone, without obligation.
